What Are House Sellers Rights When Buyers Back out?

Question by beccad06: What Are House Sellers Rights When Buyers Back out?
We were trying to sell our hous, we are/were going through an agency. Our buyers seemed interested. We were scared to move out since they never put any money down, and had all the inspections done except the mold. We found out after moving out the washing machine that it had been leaking. We can fix that no problem. But now after pushing back the closing date from March 20th to April 14th, the buyers want to back out because thay think there is too much work now. We already signed a lease with renting a house so we are bound to it and have to pay 5/month along with the loan on the house we are selling which is 5. We did not want to get into a lease until we were sure that the house was going to get sold. The kept reassuring us they wanted it. Now 4 days before the closing they want to back out.
The closing date has come and gone now and they were not there at the closing. What can we do as sellers who now have a rent payment because they said they were going to buy our house??
Ther was no money exchanged, yeah we are finding out that our agency is BS. They wont even call us back now. One good thing about our landlord is we know them pretty well. But we are still wanting to move out and clean it up so we can have Open Houses with no one living in it.

I am really wondering if the buyers are now liable to pay our rent?? We didnt move out until the day before the first closing date, and thtey had called us that night at 10pm to say they needed to push the date since their loan was still getting worked on.
Ok Landlord, if we are going through a Real Estate Agency shouldn’t they have HELPED us on what we should do instead of pushing us to move out by the 1st closing dat, telling us everything is going to be fine and we should go ahead and move out. We are not Real Estate Experts and don’t know what we are doing that is why, my friend, we have agents, to HELP in places that we are not familiar with.

Unless they executed a reason covered in the purchase agreement, you get to keep their earnest deposit. The reason you collect a deposit is to ensure the buyers are motivated. If you did not collect a deposit, shame on your real estate agent! It is customary to collect several thousand dollars up front.

Question by bagosav: Is there a faster way to sew the binding on the back of a quilt?
I making this quilt for a friend of mine, and this is my first quilt I will have ever made. My aunt was helping me make the quilt as she made hers, and then she had to leave so I am on my own now. I am down to the very last thing sewing the binding on. I have sewed the binding on the front side already, and now I am folding it over to sew it on the back. I was just wondering if there is an easier way to the sew the binding to the back instead of hand stitching it all the way around. I saw this lady on tv making quilts and she says she never hand stitches the back she using her sewing machine. Is there someone that can explain this method to me, and is there any others methods out there besides this one. I can always just sew it by hand I just thought I would see if there were any other methids out there that would make it go by a little faster. Thanks in advance for any help.

Question by jen4net: When using a sewing machine, is back tacking the same as making a knot?
I’m making a quilt and am in the process of binding it off. Will back tacking make the quilt secure so the threads won’t unravel?

Best answer:

Answer by Kacky
It will. Just make sure your backtack is straight over the threads that are already there.

Question by Alicia B: Dose anyone know why when I use my sewing machine it binds up and makes big loops of thread on the back side?
I have a singer sewing maching and when I use it, it makes big loops of thread on the back the front looks like your doing good?

Best answer:

Answer by Ashley S
It could be that your thread tension setting are off. If you check the owners manual, it should tell you what they should be set at. If that doesn’t work I would take it back or contact Singer and see if they have any suggestions.
